IC3 Project Overview

An intentional community for people with Intellectual and Developmental Disabilities (IDD) is a voluntary residential setting designed around shared values, mutual support, and purposeful, cooperative living, often showing better outcomes for people with IDD compared to traditinal settings.

Intentional Collaborative Community Connection exists to create an intentional community for people with intellectual and developmental disabilities that provides safe, affordable, accessible, and long-term housing designed to foster meaningful relationships, natural social connections, and access to purposeful work.

Recent community conversations and surveys revealed safety, affordability, community connections, stability and home-like environments as top priorities for this future community.


THE NEED.

An urgent and growing crisis. Here are some hard facts about the need for this kind of community:

  • Adults with intelectual and developmental disabilities (IDD) face a severe shortage of safe, affordable, long-term housing.
  • Most adults with IDD still live with aging parents who are overwhelmed and without a long-term plan.
  • Families fear what will happen when they can no longer provide care.
  • In Saginaw County, waiting lists for existing housing options- when you can find them- stretch three years or more.
  • In Saginaw County, there are an estimated 3000 plus individuals over 18 living with a disability.

Creating purposeful housing for adults with Intellectual and Developmental Disabilities

TARGET POPULATION.

  • Adults with Intellectual and developmental disabilities (IDD) 18 and over
  • Consideration made for caregivers or family members
  • Resident Advisors, college students with similar area of study working or training in the community.

WHY THIS WILL WORK.

  • Improved outcomes in independence, safety, and quality of life
  • Sustainable with diversified funding streams

SUSTAINABILITY.

IC3 will operate as a 501(c)(3) supported by public, private, and charitable funding, focusing on capital campaigns, specialized grants, and affordable housing development programs.

  • Individual Ownership/Lease: Residents often have the option to own their home or lease, which provides long-term stability and protects against landlords selling the home, while building equity.
  • A combination of private funding, grants, and resident fees.
  • Government agencies, private developers and non profit partnerships.
  • A blend of rental and ownership options, with rental income supporting daily operations and ownership contributions providing long‑term capital.
  • IC3 is not a direct service provider. Families are responsible for arranging primary direct care.

  • Land Acquisition & Development- funding to purchase property & prepare for building the community.
  • Accessible Infrastructure - capital for construction of housing & safe environments
  • Operational Endowment - funds to cover first 3-5 years of operating expenses
  • Direct Support Professional Fund - capital to provide training & wages for director and resident advisors.
